Storm update

October 20–22, 2026: Phoenix-area storm activity

Updated · Blackstone Roofing Group

In its October 22 weather outlook, the Maricopa County Flood Control District reported heavy rain, large hail and damaging winds in parts of the county, including the Phoenix Valley, during the preceding 24–36 hours.

Conditions varied by neighborhood. If you noticed hail at your property, new water stains, loose roof materials or debris after the storms, an inspection can help determine the next step.

What to look for

Small clues deserve a closer look.

Observe from the ground or inside the building. Leave roof access and close inspection to a professional.

01

New leaks or stains

Note when the water appeared and which room is affected. Photograph visible stains or drips from a safe location.

02

Changes to tile or shingles

Look for fallen pieces, visibly displaced tiles or missing shingles. A ground-level view cannot reveal every defect.

03

Dents and loose details

Visible changes to gutters, vents or metal trim may be useful inspection clues. They do not establish the condition of the whole roof.

Your next step

From a roof concern to a clear plan.

Roofing decisions should start with what is actually visible at your property.

About insurance restoration
  1. Tell us what changed.

Share the property address, roof type, storm date and any new leaks. Let us know about access restrictions or hazards.

  2. Review the roof condition.

We inspect accessible roof surfaces, flashings and transitions, document visible concerns, and explain where further investigation may be needed.

  3. Compare the appropriate scope.

A limited defect may need roof repair. More extensive damage may warrant a replacement assessment. Findings and proposed work are explained before you approve a project.

After the storm

Your roofing questions, answered.

Do I need a roof inspection after the October storms?

If your property experienced hail, strong wind, a new leak or visible changes to the roof, a professional inspection can help establish its condition. Blackstone offers free roof inspections. The inspection findings determine whether any repair is needed.

Does being inside a hail-map area mean my roof is damaged?

No. A hail map is a general location reference, not a property inspection. Conditions vary within a storm track. Being inside a marked area does not prove damage, and being outside it does not rule damage out.

Can a roof have storm damage without leaking?

Yes. A roof can have displaced materials or damage to exposed details before a leak becomes visible indoors. An inspection can identify visible concerns and explain whether concealed areas need further investigation.

Do you inspect tile, shingle and commercial roofs?

Blackstone inspects residential and commercial roofing, including tile, shingle, metal and low-slope systems. Share the property address, roof type and any access restrictions when requesting your inspection.

Will I need a full roof replacement?

That depends on the condition and extent of the damage. A focused repair may be appropriate for a limited defect. Blackstone explains the observed condition and proposed scope before you decide on any work.
